Little Falls City Council may consider rezoning property for Wal-Mart Super Center into planned unit development
Staff Writer Rezoning property for a Wal-Mart Super Center in Little Falls is still being reviewed by city staff.
The Little Falls City Council Monday tabled the issue to rezone 24 acres of property from agricultural to a non-central business district, or a B-3. City Attorney Peter Vogel said the city zoning ordinance doesn't provide the city a lot of options for a building the size of the superstore if zoned a B-3.
Vogel recommended that the city council table the decision to look at rezoning the property to a planned unit development to include commercial retail development. He said this way Wal-Mart would be required to follow the guidelines of the city's master plan for development.
Little Falls City Administrator Richard Carlson said Tuesday that zoning the property a PUD will allow the city to have more input on the project, such as what Wal-Mart can or can't do with its building.
The council will vote on the rezoning at its Dec. 6 meeting. The city has 60 days from the date of the written request to either approve or reject the zoning request, according to state law. The request was made on Oct. 22 from Neil, Patricia and Mary Lou Thesing.
If the council approves to rezone the property as a PUD then it will have to set another public hearing, said Carlson.
The proposed site of the superstore is off Highway 10 near the Highway 27 exit north of the Country Inn and Suites. The building would be 203,816 square feet and would include groceries, a liquor store, an auto center, a gas station and a pharmacy.
