Housing market helps hike property taxes
Staff Writer Crow Wing County's booming housing market can be thanked, in part, for rising property taxes.
Market values are determined by what property is selling for, said Crow Wing County Assessor Martyn Schmidt, and for the past several years house prices have been steadily climbing.

"It's a very active market," Schmidt said. "I've been seeing this for too many years to be surprised. It's been pretty constant. At this point and time, trends indicate they could continue to increase but there's too many factors to say it's going to continue. Anything can change. As we know with 9-11, things can change in a hurry."
Here are four parcel-specific examples of market value and property taxes in the Brainerd-Baxter area:
¥ A Crow Wing Township house - Market value of $227,300 with $2,060 in property taxes in 2004, increased market value of $236,600 with $2,207 in property taxes in 2005, and unchanged market value of $236,600 with $2,270 in proposed property taxes in 2006.
¥ A Baxter house - Market value of $253,500 with $2,236 in property taxes in 2004, increased market value of $282,300 with $2,807 in property taxes in 2005, and increased market value of $295,300 with $3,078 in proposed property taxes in 2006.
¥ An Unorganized Township house - Market value of $317,600 with $2,082 property taxes in 2004, increased market value of $325,600 with $2,609 in property taxes in 2005, and increased market value of $440,200 with $2,846 in proposed property taxes in 2006.
¥ A Brainerd house - Market value of $85,900 with $573 in property taxes in 2004, increased market value of $91,300 with $736 in property taxes in 2005, and increased market value of $105,000 with $886 in proposed property taxes in 2006.
In Brainerd, where the city council is proposing the tax rate stay the same in 2006 as it did in 2005, property taxes will still increase because market values have increased, said Brainerd City Administrator Dan Vogt.
"Growth alone will give you a certain amount of increased taxes," Vogt said. "You can keep the tax rate the same, but when you have that much more value added that will generate that tax."
