Bids are in and contracts awarded for the Garfield Elementary School redesign project.

Updates to Garfield, which is part of the second wave of Brainerd Public Schools construction projects, include expanding the art room to create more kindergarten space; a two-room classroom addition; a kitchen addition; front entry and administrative suite updates and additions; cosmetic upgrades for ceiling, flooring and duct work; and additional parking outside, including accessible parking spots close to the building.

School board members approved construction contracts for the project during their meeting Monday, Jan. 13, awarding the following contracts for a total of $7,429,388, just over the orginal construction estimate of $7,359,190.

  • Masonry, Rice Lake Construction Group — $478,250.

  • Steel supply, Ben’s Structural Fabrication — $110,825.

  • Steel stud framing/gypsum boards, RTL Construction — $279,969.

  • General construction, Baratto Brothers — $815,000.

  • Casework, TMI Systems — $144,048.

  • Roofing and metal panels, Thelen Heating & Roofing — $762,000.

  • Aluminum doors and windows, Northland Grass & Glazing — $263,500.

  • Tile, Grazzini Bros — $118,890.

  • Flooring, Floors by Beckers — $143,000.

  • Painting, Fransen Decorating — $161,665.

  • Acoustic ceilings, St. Cloud Acoustics — $170,000.

  • Food service equipment, Culinex — $344,350.

  • Fire suppression, LVC Cos. — $59,329.

  • Mechanical, Thelen Heating & Roofing — $1,838,500.

  • Electrical, Holden Electric — $959,110.

Board Chair Tom Haglin abstained from voting on the contracts for Thelen Heating & Roofing due to a conflict of interest.

A change order will likely be added to the general construction contract in the future, said Kyle Walter, project manager with ICS, because the contractor looking to bid for steel labor on the project was not able to do so in time. Instead of going out for bids again, Walters said that work will just be added on at a later date. The estimated cost for steel labor was just under $30,000, he said.

The first construction phase for Garfield will begin this spring, with work continuing through the summer to finish before school next fall. The second phase of construction will take place in spring and summer of 2021, again finishing up before the following school year.

In other construction business Monday, the board:

Approved a second full-sized gymnasium at the new Baxter Elementary School, at a cost of about $1,547,000. The board previously approved up to $2.5 million for a second gym at the five- and six-section elementary school, if bids were to come in favorably. The project is still tracking under budget.

Authorized the construction manager to solicit bids for the new early childhood facility, which will be placed at the current Baxter Elementary School. Contracts will be awarded in February.

Approved a change order of $121,638.27 for the Brainerd High School North Campus project after a Minnesota Department of Labor and Industry state building plan review. Many of the needed changes include Americans with Disabilities Act accessibility features.

Approved a change order of $128,214 for the performing arts center being constructed onto BHS. Of that cost, $103,000 is to expand the orchestra pit an extra 500 square feet to allow for a 70-piece orchestra instead of 50. Lakes Area Music Festival donated $80,000 of that amount. The rest of the change order amount is for state building plan review changes.
